What Are Built-In (Hidden) Gutters?
Built-in gutters are boxed channels built into the roof edge or behind the fascia — common on West Vancouver heritage and mid-century homes. They look clean from the street, but when seams fail, water can travel into soffits, fascia, and interior walls.
- Seam & corner failure (drips on soffits)
- Rotting plywood/fascia, staining ceilings
- Poor slope or undersized/blocked scuppers
- Old tar/torch-on patches that have failed
Our Fix — Built to Last
1) Diagnose & Prep
Moisture scan, slope check, and controlled demo to expose rotten areas without damaging trim.
2) Rebuild Structure
Replace rotten ply/fascia, adjust slope, add backing where needed, and prime all edges.
3) Seamless Liner
Install single-piece EPDM/TPO liner with formed corners, termination bars, and proper laps.
4) Outlets & Scuppers
Upgrade to large outlets/scuppers, add leaf screens, and ensure downpipes flow freely.
5) Metal & Flashings
Cap flashing into stucco/trim, seal with high-grade silicone, colour-match where specified.
6) Options
Heat cable for ice, acoustic water-drop pads, maintenance plan, annual inspections.
Hidden Gutter FAQ
How do I know if my built-in gutters are failing?
Look for soffit staining, peeling fascia paint, interior ceiling stains near exterior walls, or water pouring behind the fascia in heavy rain. We can confirm with a moisture scan.
Do you reline or rebuild?
Both. If structure is sound, we reline with EPDM/TPO and fix slope/outlets. If there’s rot, we rebuild the channel, then install a seamless liner so it’s watertight for years.
How long does it take?
Small repairs can be 1 day; full relines typically 2–3 days per elevation depending on access and scope.
Can you match the exterior colour?
Yes — we color-match cap flashings and sealants to keep the restoration invisible from the street.
